Garage floor coating cost in the Chicago suburbs

Most coating companies will not put a number in front of you until somebody has been in your house for ninety minutes. Here is the price list instead, and an explanation of every line item that changes it.

What a floor runs, by size

These are installed prices for a full polyaspartic flake system on sound concrete with a standard flake blend, in Will, DuPage, Kendall, Kane, Grundy and south Cook counties.

Those ranges assume sound concrete and a standard flake blend. We do not publish a flat rate per square foot, because a clean builder slab and a cracked 1960s slab are not the same work and pricing them identically means somebody is overpaying. The full table is on the pricing page.

The six things that move your number

  1. The condition of your concrete. This is the biggest swing by far. A ten-year-old builder slab grinds clean in a couple of hours. A 1970s slab with spalling, popouts, settled low spots and open joints is most of a day of repair before any coating happens.
  2. Whether something has to come off first. Old paint, sealer, carpet glue or a failed epoxy kit all have to be ground back to bare concrete. On a floor somebody else already coated, removal can cost more than the new floor does.
  3. The flake you pick. Standard grey, black and tan blends are in the prices above. Custom color matches, two-tone blends and metallic finishes cost more.
  4. Anti-slip aggregate. Worth it on a sloped apron, a pool deck or a wet shop floor. Not needed on a normal garage.
  5. Wrapping curbs, steps and the apron so the floor does not stop in a hard line at the overhead door.
  6. Moisture mitigation. If a slab tests high for vapor, it needs a heavier primer under the system. We test before quoting so this is not a surprise mid-job.

Some of it is genuinely a better floor. Some of it is a sales model. The national and franchised outfits in this market carry a commissioned in-home closer, a presentation, and frequently a price that starts high so there is room for a same-day discount. If a quote is only valid if you sign tonight, that is not a deadline, that is a technique.

A straight answer is cheaper to give than a performance. Ours is one number, in writing, that is the same number next week.

Why will most companies not give a price over the phone?

Partly legitimate: the condition of your concrete genuinely changes the number, and nobody can see that over a phone call. Partly sales: an in-home appointment is where a close happens. We publish ranges so you can tell whether we are in your budget before anyone drives out, then we confirm the exact number after we look at the slab.

Is a coated floor cheaper than replacing the concrete?

Dramatically. Tearing out and repouring a two-car garage slab typically runs well into five figures once you count demolition, disposal, new concrete and the cure time. A coating over a repaired slab is a fraction of that and you keep your garage.

Does a coated garage floor add value to the house?

It is one of the most visible, lowest-cost upgrades you can make before a listing, and garages are one of the first things buyers walk into from the driveway. We would not claim a dollar-for-dollar return, but a clean finished floor photographs well and makes the rest of the garage look finished.
