Basement Floor Coatings
A sealed, seamless basement floor that cleans up with a mop and will not trap moisture or smell.
The floor that makes the whole garage look finished. Full flake broadcast, your color, sealed under a polyaspartic top coat.
A garage floor is the biggest surface in the house nobody ever finishes. Bare concrete stains, dusts, holds road salt all winter and makes an otherwise clean garage look unfinished. A full flake polyaspartic floor fixes all of it at once, and it is the single change that makes people start parking in the garage again.
Concrete sitting on dirt moves moisture upward all year. If the coating on top has nothing blocking that vapor, the pressure builds under the film and pushes it off the slab. That is why floors bubble, why they peel in sheets and why they lift where hot tires sit. The vapor barrier is also the step that takes an extra day, which is exactly why the fastest companies skip it.
Standard flake blends run grey, black and white, tan and earth tones, and a handful of two-tone mixes. We bring cured samples to the estimate so you are picking up a real chip instead of looking at a photo on a phone.
We measure, you get a written price, we go.
A sealed, seamless basement floor that cleans up with a mop and will not trap moisture or smell.
Concrete overlays and anti-slip coatings that take sun, freeze and pool chemicals without flaking.
Heavy-duty coatings for working floors: forklifts, jack stands, hot tires, dropped tools and daily chemicals.
Diamond grinding, old coating removal, crack and popout repair. The part nobody sees that decides whether a floor lasts.
We measure, look hard at your concrete and walk you through exactly what the floor will be. You pick your flake blend from cured samples. You leave with a written price.
We mechanically grind the slab to open the concrete so the coating can bond into it, then fill cracks, joints and popouts. No acid etching and no shortcuts. This step decides whether the floor lasts.
The moisture vapor barrier goes down first. Flake is broadcast into it wet to full refusal, then scraped flat once it sets and locked in under a polyaspartic top coat.
Stay off it for 24 hours and keep vehicles off for 72. We give you the exact times for your floor before we leave, plus the warranty in writing.
Most coating companies make you sit through a presentation before they will say a number. Here are the real installed ranges instead.
| Space | Typical size | Installed price |
|---|---|---|
| 1-car garage | 220 to 280 sq ft | $2,000 to 2,400 |
| 2-car garage | 400 to 480 sq ft | $3,400 to 4,100 |
| 2.5-car garage | 500 to 576 sq ft | $4,250 to 4,900 |
| 3-car garage | 600 to 720 sq ft | $5,100 to 6,100 |
| 4-car garage or shop | 800 to 1,000 sq ft | $6,800 to 8,500 |
These are real ranges, not teaser numbers. Where your floor lands inside one comes down to the flake you pick and what shape your concrete is in. You get the exact number in writing before we start, and it does not move after the grinder is running.
Standard grey, black and tan blends are in the price above. Premium and custom blends, two-tone mixes and metallic finishes cost more, and you will see the difference side by side when we bring the samples out.
This is the big one. A clean builder slab grinds up fast. A slab with cracks, popouts, spalling or settled low spots needs real repair first, and that is hours of work before any coating goes down.
Failed epoxy, old paint, sealer or carpet glue all have to be ground off back to bare concrete. On a floor somebody else already coated, removal can cost more than the new floor.
Aggregate worked into the finish for grip. Worth it on a sloped drive apron, a pool deck or a shop floor that gets wet. Not needed on a normal garage.
Most residential floors are a one visit install, and we are on site for the day. The floor is not finished when we pull out though. It needs to cure: 24 hours before you walk on it and 72 hours before you park on it.
A typical two-car garage lands between $3,400 and $4,100 installed. Ranges for every size are on the pricing page. Where yours falls depends on the flake you pick and what shape the concrete is in, and we put your number in writing before anything starts.
No. Those kits are a thin epoxy rolled over acid-etched concrete. There is no vapor barrier and no mechanical profile, which is why they lift under hot tires inside a couple of summers. We diamond grind, build the vapor barrier in and finish with polyaspartic.
The way you get a floor truly finished in a day is to skip the moisture vapor barrier and roll polyaspartic straight onto the slab. That is the floor that peels. We install the full build and the trade-off is cure time, not quality.
The floor has to be clear for us to work. If the space is packed, say so on the quote and we will sort out the haul-off with you.
Yes. Basements, utility rooms, patios, pool decks, shops and warehouses all get coated on systems built for that surface. Outdoor concrete gets a textured anti-slip finish.
Tell us the room, the rough size and your town. You get a written price, not a two-hour pitch. Fastest way is to text a photo of the floor to (815) 585-1750.
