Basement floor coatings in La Grange, IL

La Grange has older homes with basements that were never living space, and getting one ready to coat is real prep work.

A basement slab is usually the worst concrete in the house. Poured fast, never sealed, cold, and pulling moisture from every direction. Carpet over that is how you end up with a smell you cannot find. A coated basement floor is sealed, seamless, mops clean and does not care about a water heater that lets go at two in the morning.

What we do in La Grange

Moisture gets tested before we quote

Basement slabs sit directly on soil and most were poured with no vapor break underneath. We take readings before we price the job. If the slab is pushing too much moisture, a coating alone is the wrong answer and we will tell you that instead of selling you a floor that lifts in a year.

Finishes that suit a living space

Full flake reads like a commercial floor and hides everything. A solid color under a clear top coat reads cleaner and more modern. Metallics are available where the floor is meant to be the feature. All three are a different price.

Around the mechanicals, not just the open floor

Furnace, water heater, laundry and the storage area all take longer per square foot than an empty room. We measure what we are actually coating, not the footprint of the house.

No seams for anything to sit in

Nothing to trap dirt, nothing for water to get under, and it takes a dropped dumbbell better than any floating floor will.

How it is priced in La Grange

Quoted by the job after we have seen the concrete. Square footage, the condition of the slab and the finish you pick are what move the number, and you get it in writing before anything starts. Our published garage ranges are on the pricing page if you want a sense of where we sit.

Why this build

Not every coated floor is the same floor

Two garages can look identical the week they are finished and look nothing alike three winters later. The difference is underneath, in the prep and the vapor barrier.

Hot-tire proof

Your tires come home at 150 degrees and park on the same two spots all summer. A polyaspartic top coat does not lift or bubble under them. Thin roll-on epoxy does.

A real moisture vapor barrier

Concrete breathes. If nothing blocks that vapor it pushes the coating off the slab from underneath. The vapor barrier is the step that gets skipped on cheap floors, and it is the reason they peel.

Salt and chemical resistant

Road salt, brake fluid, oil and driveway chemicals wipe off instead of staining in.

Will not yellow

The top coat is UV stable, so the floor by the open door stays the same color as the floor at the back wall.

Seamless and easy to clean

No grout lines, no seams and nothing for dirt to sit in. A hose or a mop and it is done.

Your color, picked from real chips

We bring cured flake samples to the estimate so you choose from something you can hold, not a photo on a screen.

How it goes

From estimate to the day you park on it

  1. 1

    Free on-site estimate

We measure, look hard at your concrete and walk you through exactly what the floor will be. You pick your flake blend from cured samples. You leave with a written price.

  2. 2

    Diamond grind and repair

We mechanically grind the slab to open the concrete so the coating can bond into it, then fill cracks, joints and popouts. No acid etching and no shortcuts. This step decides whether the floor lasts.

  3. 3

    Vapor barrier, flake, polyaspartic

The moisture vapor barrier goes down first. Flake is broadcast into it wet to full refusal, then scraped flat once it sets and locked in under a polyaspartic top coat.

  4. 4

    Cure and it is yours

Stay off it for 24 hours and keep vehicles off for 72. We give you the exact times for your floor before we leave, plus the warranty in writing.

Straight answers

Questions we get a lot

How long does the job take?

Most residential floors are a one visit install, and we are on site for the day. The floor is not finished when we pull out though. It needs to cure: 24 hours before you walk on it and 72 hours before you park on it.

Is this the same as the epoxy kit from the hardware store?

No. Those kits are a thin epoxy rolled over acid-etched concrete. There is no vapor barrier and no mechanical profile, which is why they lift under hot tires inside a couple of summers. We diamond grind, build the vapor barrier in and finish with polyaspartic.

Why not a floor that is done in one day start to finish?

The way you get a floor truly finished in a day is to skip the moisture vapor barrier and roll polyaspartic straight onto the slab. That is the floor that peels. We install the full build and the trade-off is cure time, not quality.

Does the space have to be cleared out first?

The floor has to be clear for us to work. Tell us what is in there when you ask for the quote and we will sort out moving or hauling it with you.

Can you coat a basement or a patio too?

Yes. Basements, utility rooms, patios, pool decks, shops and warehouses all get coated on systems built for that surface. Outdoor concrete gets a textured anti-slip finish.

Why would my neighbor's floor cost less than mine?

Two reasons, almost always. Their slab was in better shape, so there was less grinding and crack repair before we could start. Or they picked a standard flake blend and you picked a premium one. Same crew, same build, different hours and different material.
