Montgomery has light industrial along Route 31 and the rail line, mostly smaller buildings where we can do the whole floor in one weekend.
A working floor takes abuse a garage never sees. Forklift wheels, jack stands, dropped tools, pallet corners, hydraulic fluid and a pressure washer every weekend. Commercial floors get a heavier build and a cure plan scheduled around when you are actually closed.
We phase the work in sections or take a weekend so the whole operation does not stop. On a phased job we coat one bay at a time and you keep running in the rest.
A showroom and a wash-down area are not the same system. We spec thickness and chemistry for the traffic and the chemicals the floor sees, not off a catalog page.
Traffic lanes, parking bays, safety zones and equipment outlines go into the coating rather than painted on top, so forklift traffic does not wear them off by spring.
Most commercial slabs have had something on them already. Old epoxy, paint, sealer or glue all have to come off, and on a big floor that is the single biggest line in the quote.
Quoted by the job after we have seen the concrete. Square footage, the condition of the slab and the finish you pick are what move the number, and you get it in writing before anything starts. Our published garage ranges are on the pricing page if you want a sense of where we sit.
We measure, you get a written price, we go.
Two garages can look identical the week they are finished and look nothing alike three winters later. The difference is underneath, in the prep and the vapor barrier.
Your tires come home at 150 degrees and park on the same two spots all summer. A polyaspartic top coat does not lift or bubble under them. Thin roll-on epoxy does.
Concrete breathes. If nothing blocks that vapor it pushes the coating off the slab from underneath. The vapor barrier is the step that gets skipped on cheap floors, and it is the reason they peel.
Road salt, brake fluid, oil and driveway chemicals wipe off instead of staining in.
The top coat is UV stable, so the floor by the open door stays the same color as the floor at the back wall.
No grout lines, no seams and nothing for dirt to sit in. A hose or a mop and it is done.
We bring cured flake samples to the estimate so you choose from something you can hold, not a photo on a screen.
We measure, look hard at your concrete and walk you through exactly what the floor will be. You pick your flake blend from cured samples. You leave with a written price.
We mechanically grind the slab to open the concrete so the coating can bond into it, then fill cracks, joints and popouts. No acid etching and no shortcuts. This step decides whether the floor lasts.
The moisture vapor barrier goes down first. Flake is broadcast into it wet to full refusal, then scraped flat once it sets and locked in under a polyaspartic top coat.
Stay off it for 24 hours and keep vehicles off for 72. We give you the exact times for your floor before we leave, plus the warranty in writing.
Most residential floors are a one visit install, and we are on site for the day. The floor is not finished when we pull out though. It needs to cure: 24 hours before you walk on it and 72 hours before you park on it.
No. Those kits are a thin epoxy rolled over acid-etched concrete. There is no vapor barrier and no mechanical profile, which is why they lift under hot tires inside a couple of summers. We diamond grind, build the vapor barrier in and finish with polyaspartic.
The way you get a floor truly finished in a day is to skip the moisture vapor barrier and roll polyaspartic straight onto the slab. That is the floor that peels. We install the full build and the trade-off is cure time, not quality.
The floor has to be clear for us to work. Tell us what is in there when you ask for the quote and we will sort out moving or hauling it with you.
Yes. Basements, utility rooms, patios, pool decks, shops and warehouses all get coated on systems built for that surface. Outdoor concrete gets a textured anti-slip finish.
Two reasons, almost always. Their slab was in better shape, so there was less grinding and crack repair before we could start. Or they picked a standard flake blend and you picked a premium one. Same crew, same build, different hours and different material.
Tell us the room, the rough size and your town. You get a written price, not a two-hour pitch. Fastest way is to text a photo of the floor to (815) 585-1750.
