Floor coatings in Palos Park, IL

Palos Park properties are larger and often have a detached garage or shop building that gets coated at the same time.

We install polyaspartic flake floors in Palos Park garages, basements, patios and shops. Every floor gets the same build: the slab diamond ground to bare concrete, cracks and popouts repaired, a full moisture vapor barrier, flake broadcast to refusal and a polyaspartic top coat over the top. Ten years in writing when we are done.

What a Palos Park floor costs

A two-car garage in Palos Park usually lands between $3,400 and $4,100 installed, and our ranges are the same here as everywhere else we work. Where yours falls inside that comes down to two things: the flake blend you pick, and how much grinding and crack repair your slab needs before anything can go down. We price after we have looked at the concrete, and the number goes in writing before we start. Full ranges are on the pricing page.

Real floors, our own photos

What a finished floor looks like

These are our jobs, shot on site. No catalog photos and no renders.

Where every one of them started

Bare, stained, cracked concrete

This is the condition most garages are in when we walk in. The grind is what turns the slab on the left into the floor above it.

Why this build

Not every coated floor is the same floor

Two garages can look identical the week they are finished and look nothing alike three winters later. The difference is underneath, in the prep and the vapor barrier.

Hot-tire proof

Your tires come home at 150 degrees and park on the same two spots all summer. A polyaspartic top coat does not lift or bubble under them. Thin roll-on epoxy does.

A real moisture vapor barrier

Concrete breathes. If nothing blocks that vapor it pushes the coating off the slab from underneath. The vapor barrier is the step that gets skipped on cheap floors, and it is the reason they peel.

Salt and chemical resistant

Road salt, brake fluid, oil and driveway chemicals wipe off instead of staining in.

Will not yellow

The top coat is UV stable, so the floor by the open door stays the same color as the floor at the back wall.

Seamless and easy to clean

No grout lines, no seams and nothing for dirt to sit in. A hose or a mop and it is done.

Your color, picked from real chips

We bring cured flake samples to the estimate so you choose from something you can hold, not a photo on a screen.

How it goes

From estimate to the day you park on it

  1. 1

    Free on-site estimate

We measure, look hard at your concrete and walk you through exactly what the floor will be. You pick your flake blend from cured samples. You leave with a written price.

  2. 2

    Diamond grind and repair

We mechanically grind the slab to open the concrete so the coating can bond into it, then fill cracks, joints and popouts. No acid etching and no shortcuts. This step decides whether the floor lasts.

  3. 3

    Vapor barrier, flake, polyaspartic

The moisture vapor barrier goes down first. Flake is broadcast into it wet to full refusal, then scraped flat once it sets and locked in under a polyaspartic top coat.

  4. 4

    Cure and it is yours

Stay off it for 24 hours and keep vehicles off for 72. We give you the exact times for your floor before we leave, plus the warranty in writing.

Straight answers

Questions we get a lot

How long does the job take?

Most residential floors are a one visit install, and we are on site for the day. The floor is not finished when we pull out though. It needs to cure: 24 hours before you walk on it and 72 hours before you park on it.

What does a garage floor cost?

A typical two-car garage lands between $3,400 and $4,100 installed. Ranges for every size are on the pricing page. Where yours falls depends on the flake you pick and what shape the concrete is in, and we put your number in writing before anything starts.

Is this the same as the epoxy kit from the hardware store?

No. Those kits are a thin epoxy rolled over acid-etched concrete. There is no vapor barrier and no mechanical profile, which is why they lift under hot tires inside a couple of summers. We diamond grind, build the vapor barrier in and finish with polyaspartic.

Why not a floor that is done in one day start to finish?

The way you get a floor truly finished in a day is to skip the moisture vapor barrier and roll polyaspartic straight onto the slab. That is the floor that peels. We install the full build and the trade-off is cure time, not quality.

Do I have to empty the garage first?

The floor has to be clear for us to work. If the space is packed, say so on the quote and we will sort out the haul-off with you.

Can you coat a basement or a patio too?

Yes. Basements, utility rooms, patios, pool decks, shops and warehouses all get coated on systems built for that surface. Outdoor concrete gets a textured anti-slip finish.
