Diamond grinding, old coating removal, crack and popout repair. The part nobody sees that decides whether a floor lasts.

This is the part of the job nobody photographs and the only part that decides whether a floor is still bonded in ten years. Most failed coatings we get called to replace did not fail because of the product on top. They failed because of what was, or was not, done to the concrete first.

Diamond grinding

We run diamond tooling over the slab to cut off the smooth surface layer and open the pores of the concrete, so the coating keys into it mechanically. Acid etching, which is what the hardware store kits tell you to do, does not produce anything close to the same profile.

Removing a coating that failed

Old epoxy, flaking paint, sealers and glue all have to come off completely. We grind back to bare concrete. It takes longer than a fresh slab and it costs more, and we price that honestly instead of coating over the top of somebody else's problem.

Crack, joint and popout repair

  • Cracks chased out, filled with a structural repair compound and ground flush.
  • Control joints filled or honored, depending on how the slab is moving.
  • Spalls and popouts patched and feathered so they disappear under the flake.
  • Low spots and trip edges leveled where the floor has settled.

Dust control

Grinding is done with vacuum shrouds and HEPA extraction. Concrete dust stays in the machine instead of in the house.

    Free on-site estimate

    We measure, look hard at your concrete and walk you through exactly what the floor will be. You pick your flake blend from cured samples. You leave with a written price.

    Diamond grind and repair

    We mechanically grind the slab to open the concrete so the coating can bond into it, then fill cracks, joints and popouts. No acid etching and no shortcuts. This step decides whether the floor lasts.

    Vapor barrier, flake, polyaspartic

    The moisture vapor barrier goes down first. Flake is broadcast into it wet to full refusal, then scraped flat once it sets and locked in under a polyaspartic top coat.

    Cure and it is yours

    Stay off it for 24 hours and keep vehicles off for 72. We give you the exact times for your floor before we leave, plus the warranty in writing.

How prep and repair are priced

When we are installing your floor, grinding and normal crack repair are already in the price. This gets quoted on its own only when prep is the whole job, or when the slab needs far more than normal.

Removing somebody else's failed coating is the one that surprises people, so we price it at the walkthrough and show you what we are looking at.

Questions we get a lot

How long does the job take?

Most residential floors are a one visit install, and we are on site for the day. The floor is not finished when we pull out though. It needs to cure: 24 hours before you walk on it and 72 hours before you park on it.

Is this the same as the epoxy kit from the hardware store?

No. Those kits are a thin epoxy rolled over acid-etched concrete. There is no vapor barrier and no mechanical profile, which is why they lift under hot tires inside a couple of summers. We diamond grind, build the vapor barrier in and finish with polyaspartic.

Why not a floor that is done in one day start to finish?

The way you get a floor truly finished in a day is to skip the moisture vapor barrier and roll polyaspartic straight onto the slab. That is the floor that peels. We install the full build and the trade-off is cure time, not quality.

Does the space have to be cleared out first?

The floor has to be clear for us to work. Tell us what is in there when you ask for the quote and we will sort out moving or hauling it with you.

Can you coat a basement or a patio too?

Yes. Basements, utility rooms, patios, pool decks, shops and warehouses all get coated on systems built for that surface. Outdoor concrete gets a textured anti-slip finish.

Why would my neighbor's floor cost less than mine?

Two reasons, almost always. Their slab was in better shape, so there was less grinding and crack repair before we could start. Or they picked a standard flake blend and you picked a premium one. Same crew, same build, different hours and different material.
