Commercial kitchen and restaurant floor coatings

A restaurant kitchen is the hardest floor environment most contractors will ever see: hot water, animal fats, acids, constant foot traffic, and a health inspector.

What the floor is up against

Why urethane cement is the standard in hot kitchens

A urethane cement (sometimes called urethane mortar) system is the product that handles thermal shock. It expands and contracts closer to the way concrete does, so boiling water does not shear it off the slab. It is also highly resistant to the fats and acids a kitchen produces. It is built heavier than a garage floor system and it costs more, and in a working kitchen it is the right call.

A standard epoxy or polyaspartic system is appropriate in a dry storage room, a dining room, a bar back, a prep area that never sees boiling water, or a brewery or bakery floor depending on the process. Matching the system to the room is most of the job.

Details that decide whether it passes

Downtime, which is what you actually care about

The real cost of a kitchen floor is closed days. Fast-cure systems exist specifically for this and can get a kitchen back in service quickly, often with work scheduled overnight or across a scheduled closure. The honest conversation is about how many hours of cure your system needs versus how many hours you can be out, and we plan backward from your calendar rather than forward from ours.

Other commercial floors on the same thinking

Warehouses, shops, showrooms, breweries, salons, veterinary clinics, car dealerships and manufacturing floors each have a different combination of chemical exposure, traffic type and appearance requirement. The question is always the same: what hits this floor, how often, and what does it have to look like. See the commercial and shop floors page.

Straight answers

Common follow-ups

How long will my kitchen be closed?

It depends on the system and the size of the space. Fast-cure urethane cement can often be walked on within hours, which makes an overnight or a single scheduled closure realistic for many kitchens. We plan it around your schedule and give you the real hours before you commit.

Can you coat over quarry tile?

Sometimes, after proper preparation, and sometimes the tile needs to come out. Hollow, loose or heavily grease-saturated tile has to go. We check it rather than guessing, because coating over failing tile just hides the problem for a few months.

Does the floor need a health department sign-off?

Requirements vary by municipality and by what you are doing. A seamless, cleanable floor with a coved base is what inspectors generally want to see. We build to that standard regardless.
