Will a coated floor stain? What marks it and what wipes off

The honest answer is that almost nothing stains a properly coated floor if it does not sit there, and a short list of things will mark it permanently if they do. Knowing which is which is most of the job.

What simply does not stain it

This is the whole reason to own a coated floor, and it covers the vast majority of what hits a garage:

These sit on top of a sealed film instead of soaking into porous concrete. Wipe, rinse, done. On bare concrete every one of those is a permanent dark spot.

What marks it if you leave it

Time on the surface is the variable. These are fine if you deal with them and a problem if they live there:

The short list that can mark it permanently

Gloss, color and how much shows

Two choices made at the estimate change how much you will ever notice:

What to do about a mark you already have

  1. Warm water and a soft deck brush first. Most things come up here.
  2. A pH-neutral cleaner or a degreaser for oil and grease, then rinse so no film is left.
  3. Never reach for acid, bleach at strength, abrasive pads or steel wool. They cause worse damage than the mark.
  4. If it is still there, it is in the film rather than on it. Call us. Localized damage can often be abraded and spot recoated, and a whole floor can be refreshed with a new top coat without disturbing the base or the flake.

Common follow-ups

Will oil stain my new garage floor?

No. Oil sits on the surface of a sealed coating and wipes up. The reason oil stains are permanent on a bare slab is that concrete is porous and a coating is not.

My floor looks dull after winter. Is it ruined?

Almost certainly it is salt residue in the flake texture, not damage. Rinse the floor thoroughly on a day above freezing and let it dry. Most floors come back to looking new.

What about a car that leaks on the same spot every day?

Still fine, it just needs wiping now and then. If you want insurance, a containment mat rated for coated floors under the engine bay solves it, as long as you lift it occasionally.
